Conditions or Reasons for Planning Application - CB/22/02815/FULL
Conditions or Reasons:
1) The proposed development by reason of its layout and siting of the proposed dwelling, would result in the overdevelopment of the site which would fail to respect the existing grain of development, to the detriment to the character and appearance of the surrounding area. Cumulative impacts of the development would result in the over intensification of the site which would fail to represent high quality design and layout. The proposal is contrary to policies HQ1 and HQ8 of the Central Bedfordshire Local Plan (2021), the Central Bedfordshire Design Guide (2014) and the National Planning Policy Framework (2021).
2) The layout of the proposed development and siting of the proposed dwelling would result in the inadequate provision of private amenity space for the future occupiers of the dwelling granted under CB/22/00725/FULL. The proposal therefore does not represent high quality design and layout and is therefore contrary to policy HQ1 of the Central Bedfordshire Local Plan (2021), the National Planning Policy Framework (2021) and the Central Bedfordshire Design Guide (2014).
