| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Notwithstanding the details submitted with the application, the inserted ground floor non load-bearing partitioning hereby approved shall to be attached to the existing building structure by way of screw-fixings only.
Reason: To ensure that the approved works are carried out in a manner that safeguards the historic fabric of this listed building in all respects by minimising irreversible damage and harm (Section 16, NPPF). |

Notwithstanding the details submitted with the application, any works of internal and external 'making good', including brickwork, timberwork, plasterwork, the use of mortars, renders and decorative finishes, required as a result of implementation of the works hereby approved, shall be undertaken with materials and in a manner which are strictly compatible with the traditional constructional detailing and character of the building, close-matching with existing materials as appropriate.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character and historic fabric of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers A 54836 01, A 54836 3, A 54836 04E, A 54836 05, A 54836 06A, A 54836 07, A 54836 08, W20D 05/21, Schedule of Proposed Materials & Details (Robinson Hall, dated 20th September 2022).
Reason: To identify the approved plan/s and to avoid doubt. |

All external works hereby permitted shall be carried out in materials as set out within plan A54836 04E.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality and Listed Building. (Section 12, NPPF) |
