Conditions or Reasons:
1) The proposed development, by nature of its location outside any defined Settlement Envelope within an unsustainable location, would have an unacceptable impact on the character and appearance of the rural area, contrary to Policy SP5, SP7 and HQ1 of the CBLP (2021), Section 12 of the NPPF and the Design Guide.
2) The scale of the proposed dwelling within the application site (which does not currently benefit from any formal building) would significantly urbanise the site and would fail to harmonise with the landscape to the detriment of both the rural character and appearance of the area and the setting of the adjacent Conservation Area, contrary to Policy SP5, SP7 and HQ1 of the CBLP (2021), Section 12 of the NPPF and the Design Guide
