Conditions or Reasons for Planning Application - CB/22/03063/FULL
Conditions or Reasons:
1) The proposal by reason of its siting, scale, form and design would result in an unduly prominent and cramped form of development out of keeping with, and harmful to, the grain of the surrounding built environment and the character and appearance of the area. The proposal does not therefore represent a high quality layout and design and is therefore contrary to policy HQ1 of the Central Bedfordshire Local Plan 2021, Section 12 of National Planning Policy Framework (2021) and the adopted Central Bedfordshire Design Guide (2014).
2) The proposed dwelling by reason of its siting, scale, form and design would result in a harmful overbearing impact and loss of light to part of the rear garden of no. 103 Bedford Road. Therefore, the proposal is not considered to be a high standard of design or layout and is contrary to policy HQ1 of the Central Bedfordshire Local Plan (2021), section 12 of the National Planning Policy Framework (2021) and the Central Bedfordshire Design Guide (March 2014).
3) The proposed two storey rear extension to 1 Moreteyne Road will result in an overbearing impact and loss of light to the proposed first floor window of bedroom 2 of the proposed dwelling, resulting in unsatisfactory living conditions for future occupiers of the proposed dwelling. Therefore, the proposal is not considered to be a high standard of design or layout and is contrary to policy HQ1 of the Central Bedfordshire Local Plan (2021), section 12 of the National Planning Policy Framework (2021) and the Central Bedfordshire Design Guide (March 2014).
