| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.
Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF) |

All external works hereby permitted shall be carried out in materials as stated in Q9 of the submitted application form, unless otherwise agreed in writing with the Local Planning Authority.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF) |

The development hereby permitted shall be used only as an ancillary use to the dwelling known as High Ridge Farm and as private, non-commercial stabling and for no other purpose.
Reason: To prevent the stables from being used for commercial purposes to the detriment of the locality. (Section 6, NPPF) |

All existing onsite buildings and other structures shall be demolished and all resultant detritus completely removed from the site within three months of the first use of the building and horse-riding area hereby approved.
Reason: In the interests of the visual amenities of the area. (Section 12, NPPF) |
7)
The boundary treatment hereby approved shall be completed in accordance with the approved scheme as shown on drawings ref: CBC01, CBC02, CBC03, CBC04 and CBC05 before the use hereby permitted is commenced and be thereafter retained.
Reason: To safeguard the appearance of the completed development and the visual amenities of the locality. (Section 12, NPPF) |

All ecological measures and/or works shall be carried out in accordance with the details contained in the July 2022 High Ridge Farm Preliminary Ecological Appraisal Report (Detailed Phase 1 Habitat Survey and Protected Species Appraisal) as already submitted with the planning application and agreed in principle with the local planning authority prior to determination.
Reason: To ensure development is ecologically sensitive and secures biodiversity enhancements in accordance with the National Planning Policy Framework (policies EE2 and EE3, Central Bedfordshire Local Plan, 2021). |

No development, other then the fencing along Wood End Road referred to in condition 7, shall take place until an Ecological Enhancement Strategy (EES), for the creation of new wildlife features such as hibernacula, the inclusion of integrated bird/bat and bee boxes in buildings/structures, hedgehog holes in fences and tree, hedgerow, shrub and wildflower planting/establishment has been submitted to and approved in writing by the local planning authority. The content shall be informed by the July 2022 High Ridge Farm Preliminary Ecological Appraisal Report as already submitted with the application, and include the: a) purpose and objectives for the proposed works; b) detailed design(s) and/or working method(s) necessary to achieve stated objectives (including, where relevant, type and source of materials to be used); c) extent and location of proposed works shown on appropriate scale maps and plans; d) timetable for implementation, demonstrating that works are aligned with the proposed phasing of construction; e) persons responsible for implementing the works; f) details of initial aftercare and long-term maintenance. The works shall be carried out strictly in accordance with the approved details and shall be retained in that manner thereafter

The drainage scheme shall be completed in accordance with approved drawing ref: CBC08 prior to the first use of the development hereby approved. The drainage scheme shall be retained in perpetuity.
Reason
To ensure adequate surface water drainage within the site (policy CC5, Central Bedfordshire Local Plan, 2021). |

The turning space for vehicles illustrated on the approved Plan (CBC07) shall be constructed and made available for use before the development is first brought into use. The turning area shall be retained as such thereafter.
Reason
To enable vehicles to draw off, park and turn outside the highway limits thereby avoiding the reversing of vehicles on to the highway so as to safeguard the interest of highway safety (Policy T2,Central Bedfordshire Local Plan, 2021). |

Prior to the first use of the development hereby approved a landscaping scheme to include all hard and soft landscaping and a scheme for landscape maintenance for a period of five years following the implementation of the landscaping scheme shall be submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season means the period from October to March). The trees, shrubs and grass shall subsequently be maintained in accordance with the approved landscape maintenance scheme and any which die or are destroyed during this period shall be replaced during the next planting season.
Reason: To ensure an acceptable standard of landscaping. (Sections 12 & 15, NPPF) |
