Conditions or Reasons for Planning Application - CB/22/03104/VOC
Conditions or Reasons:
1) The development hereby permitted shall begin no later than 19th May 2025.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004 and Part 3 of the Business and Planning Act 2020.
2) The approved garden building shall only be used for purposes incidental to the enjoyment of the dwelling.

Reason: To prevent the introduction of an inappropriate use harmful to the residential character of the area. (Section 12, NPPF)
3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers IM5119-V01, IM5119/01, IM5119/V05, IM5119-VO5, IM5119/P03A, IM5119/V04, IM5119/V02, IM5119/V03, IM5119-V06, CBC-001, CBC-002, Design and Access Statement dated March 2022.

Reason: To identify the approved plan/s and to avoid doubt.
