Conditions or Reasons:
1) On the basis of the information provided, the proposed development does not comply with the criteria set out in A.1(j) (iii), (k) (i) Class A, Part 1 of Schedule 2 of the Town and Country Planning (General Permitted Development) (England) Order 2015, (as amended) ("the Order"). The proposed development is required to be considered through submission of a planning application.
2) The proposal is considered to result in a detrimental loss of light and overbearing impact on neighbouring property No.215 Castle Hill Road, contrary to Local Plan Policy HQ1, Section 12 of the NPPF and chapter 7 of the Central Bedfordshire Design Guide.
