Conditions or Reasons:
1) The proposed erection of a triple garage with domestic annexe above, by reason of its massing and height, would be detrimental to the amenities of the adjoining neighbours and will result in an unacceptable overbearing impact and loss of outlook. The proposal is therefore contrary to the principles of good design as set out in Policy HQ1 of the Central Bedfordshire Local Plan, the Central Bedfordshire Design Guide and Section 12 of the NPPF.
