Conditions or Reasons:
1) The proposed rear extension, by reason of its siting and depth, would be detrimental to the amenities of the adjoining neighbours and will result in an unacceptable overbearing impact and loss of light. The proposal is therefore contrary to the principles of good design as set out in Policy HQ1 of the Central Bedfordshire Local Plan, the Central Bedfordshire Design Guide and Section 12 of the NPPF.
