Conditions or Reasons for Planning Application - CB/22/03176/FULL
Conditions or Reasons:
1) By reason of the excessive scale and siting of the proposed dwelling and its relationship with 19, 21 and 23 Millers Way, having specific regard to the difference in ground levels, the dwelling would give rise to a harmful overbearing impact, a sense of enclosure and result in poor outlook for occupiers of these neighbouring dwellings, resulting in harm to the residential amenity and living conditions of occupiers of 19, 21 and 23 Millers Way. The proposal would therefore be in conflict with Section 12 of the National Planning Policy Framework (2023), Policy HQ1 of the Central Bedfordshire Local Plan (2021) and Section 11 of the Central Bedfordshire Design Guide (2023).
2) By reason of the siting, scale, and unsatisfactory design of the dwelling, specifically its detached nature and roof form, the dwelling is considered to appear as a cramped and contrived form of development at odds with the established character of the area and would fail to represent high-quality design, contrary to Section 12 of the National Planning Policy Framework (NPPF), Policy HQ1 of the Central Bedfordshire Local Plan (2021) and Section 11 of the Central Bedfordshire Design Guide (2023).
