Conditions or Reasons for Planning Application - CB/22/03211/FULL
Conditions or Reasons:
1) Due to the size, scale, positioning and massing of the proposed two storey extension, it is considered that the development would have a detrimental impact upon the openness of the South Bedfordshire Green Belt and the character and appearance of the area including adjacent Conservation Area due to the bulk of the extension, including the forward projection, creating a disproportionate, unsubservient addition to the dwelling house. Therefore it would not be in accordance with policies HQ1, SP4 and HE3 of the Central Bedfordshire Local Plan (2021), Section 7 of the Central Bedfordshire Design Guide & Sections 12 and 13 of the NPPF.
