Conditions or Reasons:
1) The proposed dwelling, by virtue of its scale, bulk, siting and unsympathetic design would appear unduly intrusive within the streetscene and would appear as a cramped overdevelopment of the site, causing significant harm to the visual amenity of the area. The development would therefore conflict with Section 12 of the NPPF, Policy HQ1 of the Central Beds Local Plan and the Central Bedfordshire Design Guide (2014).
2) The application contains insufficient information to enable an accurate assessment to be made to demonstrate the proposed access can be accommodated in a manner that would not cause any detriment to highway safety. Therefore, the proposal would conflict with Policy T2 of the Central Beds Local Plan.
