| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The mobile home hereby approved, and all associated structures, shall be removed from the site on or before 06/04/2026 , unless before that date the Local Planning Authority has granted planning permission for its continued retention.
Reason: To allow the Local Planning Authority to review the use when the permission expires (Policy DC3, Central Bedfordshire Local Plan, 2021). |

The mobile home hereby approved shall only be occupied by a person and any dependents solely or mainly employed as part of the horticultural enterprise at the site known as CK Nurseries.
Reason: The Local Planning Authority would not permit the erection of a dwelling on this site unconnected with the horticultural business at the site (Policies DC3 and SP7, Central Bedfordshire Local Plan). |

No external lighting shall be installed in connection with the mobile home or polytunnel hereby approved, unless otherwise agreed in writing with the Local Planning Authority.
Reason: To protect the residential amenity of neighbouring properties (Policy HQ1, Central Bedfordshire Local Plan, 2021) |

All ecological measures and/or works shall be carried out in accordance with the details contained in the Ecological Impact Assessment (Section 7, Green Environmental Consultants, May 2022) as already submitted with the planning application and agreed in principle with the local planning authority prior to determination.
Reason: To ensure the proposal does not result in a harmful impact on ecology in the area (Policy EE2, Central Bedfordshire Local Plan, 2021) |

No display of goods, obstructions, erections or structures shall be placed on the forecourt of the application site and no trading or retail sales to trade or the general public shall take place from the site.
Reason: To ensure that the appearance of the area is not visually affected and/or that no obstruction is caused to the adjoining highway.

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 22/003/K0003/B; 22/003/K0002/B; 22/003/K0001/B; 22/003/S0001/A; Ecological Impact Assessment (Green Environmental Consultants, report ref: 1562/1, May 2022)
Reason: To identify the approved plan/s and to avoid doubt. |
