| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF) |

Prior to and then throughout development, all tree protection barriers, ground protection and the "no-dig" cellular confinement systems shall be positioned and fitted in strict accordance with that stipulated on the "Tree Protection Plan", dated 5th August 2022 (Ref. 17/122 AMS), and in accordance with the "Arboricultural Method Statement", as set out in Part 2 of the supporting document "Arboricultural Impact Assessment, Method Statement and Tree Protection Plan" (Document Reference 17/122 AMS) dated 5th August 2022. The tree protection barriers, ground protection and "no-dig" cellular confinement systems shall be suitably coordinated, as set out in these documents, to offer the required continual protection of the Root Protection Areas of retained trees throughout the entire course of development works.
Reason: To ensure that tree protection is in strict accordance with the tree survey findings, the Arboricultural Impact Assessment, the Arboricultural Method Statement and the Tree Protection Plan, as outlined in the supporting document "Arboricultural Impact Assessment, Method Statement and Tree Protection Plan" (Document Reference 17/122 AMS) dated 5th August 2022, so as to maintain tree health, stability and amenity value of all retained trees. |

Throughout the course of development works, all working methodology and working practices shall fully comply with the requirements stipulated in the "Arboricultural Method Statement", as set out in Part 2 of the supporting document "Arboricultural Impact Assessment, Method Statement and Tree Protection Plan" (Document Reference 17/122 AMS) dated 5th August 2022.
Reason: To protect all retained trees from root damage incurred from construction activity, and from the agreed encroachment into the designated Root Protection Area of these trees, so as to maintain tree health, stability and amenity value. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 1276: 142 A, 1276: 133, 1276: 132, 1276: 131, 1276 : 71, 1276: 145, 1276: 144, 1276: 143.
Reason: To identify the approved plan/s and to avoid doubt. |
