Conditions or Reasons for Planning Application - CB/22/03387/FULL
Conditions or Reasons:
1) Insufficient evidence has been provided to demonstrate that the site was considered for alternative community infrastructure uses, in consultation with the local community, and that there is no reasonable or viable prospect of the site delivering an employment generating use. The development would therefore fail to accord with Policies EMP2 and R2 of the Central Bedfordshire Local Plan 2021.
2) The proposed development would represent an overdevelopment of the site, whereby garden sizes and bedroom sizes fall below the minimum standards as set out in the Central Bedfordshire Design Guide and Technical housing standards nationally described space standard (2015). The development would therefore fail to represent a high quality development, due to the cumulative impacts of those deficiencies. The development would therefore fail to accord with Policy HQ1 of the Central Bedfordshire Local Plan 2021.
