| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The works of window and door replacement hereby approved shall be undertaken in accordance with the details set out in the submitted Window Survey dated August 2022, and any variations or additional works, including the undertaking of associated structural work such as the replacement or addition of lintels or other forms of masonry support, shall be agreed in advance, and in writing by, the Local Planning Authority, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner fully appropriate to, and in safeguarding of the historic fabric, character and appearance of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

Notwithstanding the details submitted with the application the double-glazed window and door replacements hereby approved shall incorporate the following constructional detailing unless otherwise agreed in writing by the Local Planning Authority prior to any work of replacement window or door installation on site: - a sealed glazing element not exceeding 12mm in thickness - all glazing elements held 'in frame' by a glazing bar framework formed in the traditional manner - black finished glazing spacers - concealed trickle vents (if trickle vents are required) This Consent expressly excludes the use of 'mimic' glazing bars applied to the glazing element surfaces. Reason: To ensure that the approved works are carried out in a manner fully appropriate to, and in safeguarding of the historic character and appearance of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

Notwithstanding the details submitted with the application any works of internal and external 'making good' required as a result of implementation of the works hereby approved, including timberwork, brickwork, plasterwork, the use of mortars and decorative finishes, shall be undertaken using materials and in a manner strictly compatible with, and close-matching as appropriate, the existing traditional constructional character and detailing of the building. Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character and appearance of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

Notwithstanding the details submitted with the application all final external colour finishes shall be maintained as existing unless otherwise agreed in writing and in advance of final decoration or finishing, as appropriate, by the Local Planning Authority, and the approved works shall be undertaken thereafter strictly in accordance with the agreed details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

This consent relates only to the works detailed in the submitted plans, numbers LOC-01; SP-01; GA-01; GA-02 and as detailed in the submitted supporting Window Survey dated August 2022. Reason: To identify the approved plans and details, and to avoid doubt. |
