Conditions or Reasons for Planning Application - CB/22/03534/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No development shall commence until a Arboriculture method statement providing details of the installation of hard landscape, fencing and services provision within the Root Protection Area (RPA) of trees which are potentially impacted as identified in sections 9.3 and 9.5 in the Arboricultural Impact Assessment report 2275-WWA-LS-ZZ-T-L-0600 dated November 2022 has been submitted to and approved by the Local Planning Authority. The development shall be carried out in accordance with the approved details.

Reason: This is a precommencement condition to safeguard existing trees.

3) The planting and landscaping scheme shown on approved Drawings Planting Plan 2275-WWA-ZZ-XX-DR-L-0300 Rev P02, Soil Volume Plan 2275-WWA-ZZ-XX-DR-L-0100 Rev P02 and Tree Pit Detail 2275-WWA-ZZ-ZZ-D-L-0500 Rev P01 shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season shall mean the period from October to March). The trees, shrubs and grass shall subsequently be maintained for a period of five years from the date of planting and any which die or are destroyed during this period shall be replaced during the next planting season with others of a similar size and species.

Reason: To ensure an acceptable standard of landscaping.

4) No hard surfacing shall be completed until the surface water drainage infrastructure to intercept and drain surface water from that hard standing has been installed in full accordance with the approved details as shown on Drawing Number 5012 101 P3.  The approved drainage shall be maintained in accordance with the Surface Water Drainage Maintenance and Management Plan Project: 4714 dated April 2020 REV A and Hydropave Maintenance sheet.

Reason:  To ensure the approved hardstanding would be appropriately drained, as well as to ensure the approved surface water drainage system will function to a satisfactory minimum standard of operation and maintenance and prevent the increased risk of flooding both on and off site, in accordance with CBC Local policy CC3 to CC5 and NPPF Paras 159 to 169 Inclusive of foot notes 54 to 56 and its supporting technical guidance
5) The external lighting shall be installed as shown on drg nos 2182-FM-XX-EX-DR-E-7100 T01, D46650-RD-D & D46650-RD-E and thereafter retained.

Reason: To protect the visual amenity of the site and its surrounding area.

6) The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF)
7) The development hereby permitted shall be undertaken in full accordance with the Councils adopted Environmental Code of Practice https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning/3

Reason: In order to minimise the impact of development on existing trees, landscape features and biodiversity (Section 15, NPPF)
8) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers:
