Conditions or Reasons:
1) The proposed part two storey and single storey rear extension by virtue of its size in close proximity to the boundaries with the adjoining properties would create a harmful overbearing impact on the neighbouring dwellings Nos 58 and 60 House Lane and unacceptable loss of light to No 60 House Lane. Moreover, by reason of this element of the developments siting, scale, and form, it will be out of keeping with the character and appearance of the dwelling. Therefore, the proposal is not considered to be a high standard of design or layout which respects the living conditions of neighbouring properties and the setting or the local distinctiveness of the area contrary to Policy HQ1 of the Adopted Local Plan 2021, the Central Bedfordshire Design Guide (March 2014) and Section 12 of the National Planning Policy Framework (2021).
