Conditions or Reasons for Planning Application - CB/22/03748/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The parking area shall not be brought into use until the junction between the proposed vehicular access and the highway as shown indicatively on plan ref 00_SL/01 has been constructed, including the demarcation of the boundary with the public highway, in accordance with the approved details, and amended as necessary by the technical and safety audit process.

Reason
In order to minimise danger, obstruction and inconvenience to users of the highway and the premises.
4) Arrangements shall be made for surface water drainage from the vehicular areas within the site to be intercepted and disposed of separately so that it does not discharge into the highway.

Reason
To avoid surface water from the site discharging into the highway so as to safeguard the interest of highway safety.
5) There shall be no vehicular gates at the access with the public highway at the site frontage

Reason
For the avoidance of doubt and to alleviate obstruction of the free flow of traffic along the carriageway
6) Any boundary structure/planting at the east and west boundary of the site, shall be no higher than 600mm above the adjoining footway level for no less than 1.8m measured into the site from the highway boundary.

Reason
To provide adequate visibility between the existing highway and the proposed access, and to make the access safe and convenient for the traffic which is likely to use it .
7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC-001, 000_SL/01,
000_S1/06.

Reason: To identify the approved plan/s and to avoid doubt.
