Conditions or Reasons:
1) The enclosure of amenity land to private garden would result in the loss of valued open space to the detriment of the character and appearance of the area. The proposal would not be considered to improve or enhance the existing open space and would instead erode and devalue its function within the streetscene, contrary to Policy HQ1 and HQ10 of the Central Bedfordshire Local Plan (2021).
2) The proposed development would result in the erection of a structure in the public highway, resulting in obstruction of the public highway, causing a detrimental effect on the safety of the highway contrary to Policy T2 of the Central Bedfordshire Local Plan (2021).
