Conditions or Reasons for Planning Application - CB/22/03871/FULL
Conditions or Reasons:
1) It is considered that the proposed single storey side extension will, by reason of its large width, siting and design appear as being very dominant in this open location as it will be set forward (east) of the consistent front, two storey east facing building line of properties in Snowhill sited to the north and appear as a visually intrusive form of development to the detriment of the character and appearance of this part of the street scene. The open aspect of this corner site will also be lost to the detriment of the visual amenities of the site and the area generally. This will be in conflict with para 7.03.11 of the Central Bedfordshire design guide on House Extensions and Alterations and Policy HQ1 of the Central Bedfordshire Local Plan.
2) The first floor, rear north facing bedroom window in the first floor extension to number 76 Snowhill will resut in loss of amenity to occupiers of number 74 Snowhill by way of overlooking and loss of privacy.
3) The proposed development fails to make adequate provision for off street parking, and if permitted would lead to an increase in on street parking,
thereby resulting in unacceptable traffic congestion and additional hazards to users of the highway
