Conditions or Reasons:
1) The proposal is of a size and design such that it would result in an unsympathetic and non-subservient addition to the original dwellinghouse, that would result in harm to the character and appearance of the dwelling and the wider area. The proposal is therefore not considered to be of high-quality design, and would be deemed contrary to Policy HQ1 of the Central Bedfordshire Design Guide (2021), Section 12 of the NPPF and Section 7 of the Central Bedfordshire Design Guide.
