Conditions or Reasons for Planning Application - CB/22/03917/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match plan reference 85612/04.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match plan reference 85612/04 in the interests of the visual amenities of the locality.

3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 85612/01, 85612/02, 85612/03 & 85612/04.

Reason: To identify the approved plan/s and to avoid doubt.
4) No development shall take place until an Arboriculture Impact Assessment and Tree Protection Method Statement has been submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved details.

Reason: To ensure that the proposed development/work is carried out in a manner that safeguards the protected trees. It is required to be pre-commencement to ensure no damage occurs to the protected tree.
