Conditions or Reasons for Planning Application - CB/22/03979/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of drawing numbers CRW/2022/03B, CRW/2022/02C, CRW/2022/01C.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC-001, CBC-002, CBC-003, CBC-004, CBC-005, CBC-006, CBC-007, CBC-008, CRW/2022/03B, CRW/2022/02C, CRW/2022/01C.

Reason: To identify the approved plan/s and to avoid doubt.
4) Throughout the entire course of development works (including demolition), there shall be no parking of plant or construction machinery, nor any storage of building equipment and materials, nor any other contractor usage, parking or deposition of washings or chemicals, over surrounding garden areas not being directly utilised by new development, unless such areas have been suitably protected beforehand by the use of ground protection. This ground protection must be constructed and positioned to conform to the requirements set out in Section 6.2.3 "Ground protection during demolition and construction" of the British Standard BS 5837 : 2012 "Trees in relation to design, demolition and construction - Recommendations", and shall remain securely in position throughout the entire duration of development works.

Reason:
To prevent ground compaction and chemical contamination damage to the rooting medium, and rooting systems, of surrounding trees and landscaping that may be caused by development activity, to ensure that the demolition and construction will not result in having any adverse impact on the health of existing landscape elements, which presently contribute to the quality of the designated Green Belt, and the site's setting within the Chiltern's Area of Outstanding Natural Beauty.
