Conditions or Reasons for Planning Application - CB/22/04017/FULL
Conditions or Reasons:
1) The proposed development would result in an adverse impact upon the character and appearance of the surrounding rural landscape, and insufficient information has been submitted to allow the Local Planning Authority to assess the scale of that harm. The proposed development would therefore be in conflict with Policies EE5, HQ1 and CC2 of the Central Bedfordshire Local Plan (2021).
2) Insufficient information has been submitted to demonstrate that the proposed development would not result in harm to protected species or species and habitats of importance, and to demonstrate that the proposal would provide net gains in biodiversity. The proposed development would therefore be in conflict with Policies EE2, EE3 and CC2 of the Central Bedfordshire Local Plan (2021).
3) The proposed development, due to the size and height, and siting in relation to Bridleway BW3, of the wind turbine, may result in harm to the users of the Public Right of Way, in conflict with Policy EE12 of the Central Bedfordshire Local Plan (2021).
