Conditions or Reasons for Planning Application - CB/22/04076/PADM
Conditions or Reasons:
1) All ecological measures and/or works shall be carried out in strict accordance with the details contained in the Ecological Assessment (Ecology Solutions, November 2021).

Reason: To safeguard ecological interest within the site.
(Policy EE2, CBLP July 2021, and Section 15, NPPF July 2021)
2) The development hereby permitted shall be undertaken in full accordance with the Council's adopted 'Construction Code of Practice for Developers and Contractors' https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties.

3) The development hereby permitted shall be undertaken in full accordance with the Council's adopted 'Environmental Code of Practice'. https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning/3

Reason: In order to minimise the impact of development on existing trees, landscape features and biodiversity.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers P0005 Rev B and P0002 Rev C.

Reason: To identify the approved plans and to avoid doubt.
5) Demolition and all associated works shall proceed in strict accordance with the Method Statement No: 01 (City Demolition, 7 October 2022) and the Environment Plan (City Demolition, 11 October 2022).

Reason: To ensure the impact of demolition on environmental matters is satisfactorily controlled.
6) Any gates provided shall open away from the highway and be set back a distance of at least 17.0m from the nearside edge of the adjoining public highway (including footways / cycleways).

Reason: To enable vehicles to draw off the highway before the gates are opened.
