Conditions or Reasons:
1) The proposal, when taking together the two-storey side extension, rear dormer and part two/part single storey rear extension, would be considered of poor quality design which would not be subservient to the host dwelling, nor would the proposal adhere to the Design Guide. As such, the proposal would cause detrimental harm to the character and appearance of the area, contrary to Policy HQ1 of the CBLP (2021), Section 12 of the NPPF and the Central Bedfordshire Design Guide.
2) The proposed development makes inadequate provision for the off-street parking of vehicles and is likely to lead to an increase in on-street parking creating conditions of danger and inconvenience to users of the highway, contrary to Policies T2 and T3 of the CBLP (2021), Section 12 of the NPPF and the Design Guide.
