Conditions or Reasons:
1) By reason of the scale, massing and design of the rear dormer, including the lowering of the main roof ridge and the consequential projection of the dormer above the main roof, the rear dormer is considered to appear excessively bulky and top-heavy and would have an awkward relationship with the property. As such, the dormer is considered to constitute poor design, signficantly harmful to the character and appearance of the dwelling and surrouding area, in direct conflict with the aims of Section 12 of the National Planning Policy Framework (NPPF), Policy HQ1 of the Central Bedfordshire Local Plan, and Section 7 of the Central Bedfordshire Design Guide.
