Conditions or Reasons for Planning Application - CB/22/04154/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those set out on approved plan number DD21/087.1A.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) Prior to development, the Local Planning Authority shall have pad and beam foundation details submitted for approval, which shall be designed by a qualified structural engineer, and include detailed specifications and working methodology, as required to implement the pad and beam foundation in the construction of the extension. The foundation shall be designed to allow minimal excavation work of existing ground levels, and shall be implemented by way of a construction process that minimises damage to the rooting area of an adjacent "off-site" Oak tree. The approved foundation details shall then be constructed in strict accordance with the specified technical detailing, its working methodology and its required sequence of operations.

Reason: To ensure that only minimal ground disturbance is carried out in the process of foundation construction, so as to minimise root and rooting medium damage to the adjacent protected Oak tree, located in the rear garden of 18 The Heath, and so maintain its health, anchorage and amenity value.
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers DD21/087.1A.

Reason: To identify the approved plan/s and to avoid doubt.
