Conditions or Reasons for Planning Application - CB/22/04223/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted with the application, a complete window sample, fully identifiable by Manufacturer and product reference, as appropriate, and demonstrating the following detailing, shall be made available on site for inspection by, and the written approval of, the Local Planning Authority prior to the removal of any of the existing windows to be replaced as hereby approved:
Sliding sash operation in the traditional manner
The exclusion of tilt-operation
The exclusion of sash horns
The exclusion of trickle venting
The form of glazing
The incorporation of black-finished glazing spacers, as appropriate
The approved development shall be implemented thereafter strictly in accordance with the approved details and in accordance with the approved drawing(s).
Reason: To ensure that the development is carried out in manner that is fully appropriate to the traditional character of the building and is appropriate to the character and the appearance of the Conservation Area in which the building is located (Section 16, NPPF).
3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers L-02 rev J

Reason: To identify the approved plan/s and to avoid doubt.
