Conditions or Reasons:
1) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, number : site location plan received 4/01.2023.
Reason: To identify the approved plan/s and to avoid doubt.
2) No benches or bikes or other items/materials shall be deposited or stored in the open outside the cafe on the site, other than in the area defined for such purpose on submitted site layout drawing dated 4/01/2023.

Reason: To safeguard the character and appearance of the site and the surrounding area.
