Conditions or Reasons:
1) The proposed extensions, by reason of their combined scale and bulk, would dominate the host dwelling and amount to overdevelopment of the property, which, coupled with the poor design of the proposal, would detrimentally affect the character of the host dwelling and would appear incongruous within the street scene, resulting in harm to the visual character of both the property and surrounding area. As such, the proposal is considered to have an unacceptable visual impact, in direct conflict with Section 12 of the National Planning Policy Framework, Policy HQ1 of the Central Bedfordshire Local Plan and Section 7 of the Central Bedfordshire Design Guide.
