Conditions or Reasons for Planning Application - CB/22/04349/FULL
Conditions or Reasons:
1) The proposed two storey extension will result in much of the open area of the site being developed or used as a car parking space with minimal amenity/garden space retained around the property. It will therefore appear as being a cramped form of development resulting in overdevelopment of the site to the detriment of the visual amenities of the site and its wider surroundings. This will be in conflict with the Central Bedfordshire design guide in relation to House Extensions ad Alterations and Policy HQ1 on the Central Bedfordshire Local Plan.
2) Given the scale and massing of the proposal, and the close proximity to the bungalows (84a and 84b High Street) to the rear, it is considered that that the proposal would result in a loss of amenity to the these properties by way of overbearing impacr and loss of outlook. As such, it is considered that the proposal would be contrary to Policy HQ1 of the Central Bedfordshire Local Plan, the Central Bedfordshire Design Guide in relation to House Extensions and Alterations and Section 12 of the NPPF
