Conditions or Reasons for Planning Application - CB/22/04365/LB
Conditions or Reasons:
1) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: Site Location Plan, Block Plan, 30W led flood light plan dated 12/12/2022 and existing building elevations, proposed buiding elevations and elevation details of signage - dated 7 December.

Reason: To identify the approved plan/s and to avoid doubt.
2) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
3) No new service runs or wiring shall be installed without prior approval of the Local Planning Authority. Details of all necessary new pipework or wiring should be submitted to the local authority and approved in writing prior to the commencement of works. Only the approved details shall be impmented.

Reason: To safeguard the character and appearance of the Grade II Listed Building within the Amptill Conservation Area in accordance with Central Bedfordshire Local Plan policies and section 16 of the NPPF.
4)
Details of necessary repairs in addition to the approved plans shall be submitted to and approved in writing by the local planning authority and the repairs shall then be carried in accordance with the approved details.

Reason: To safeguard the character and appearance of the Grade II Listed Building within the Amptill Conservation Area in accordance with Central Bedfordshire Local Plan policies and section 16 of the NPPF.
