Conditions or Reasons for Planning Application - CB/22/04389/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) Prior to the commencement of works above foundation level, the section of the existing building to be demolished, shown as a dashed line on drawing number 1356-PL-010 Rev B, shall be demolished and removed from the site.

Reason: In the interest of ensuring that there are not disproportionate additions to the property over and above the size of the original building which would amount to inappropriate development in the Green Belt.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 1356-PL-010 Rev B and 1356-PL-011 Rev B.

Reason: To identify the approved plan/s and to avoid doubt.
