Conditions or Reasons:
1) The proposed rear extension by reason of its siting, scale, form and design would result in an incongruous and out-of-keeping addition that would cause unacceptable harm to the main property and the character and appearance of the area. Moreover, by reason of its siting, scale, form and design within close proximity to neighbouring residential properties it would create a harmful overbearing impact and loss of light on Nos 27 and 31 Lilac Grove. The proposal does not therefore represent a high quality layout and design and is therefore contrary to policy HQ1 of the Adopted Local Plan 2021, Section 12 of National Planning Policy Framework (2021) and the adopted Central Bedfordshire Design Guide (2014).
