Conditions or Reasons for Planning Application - CB/22/04453/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those in drawing number PL-002

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match those in drawing number PL-002 in the interests of the visual amenities of the locality.

3) The development hereby approved shall only be used as a paddock and field shelter for the private use of the occupiers of the dwellinghouse (Plot 6) and shall not be used for commercial purposes.

Reason:
To control the use of the land rear to Plot 6 for private use only and restrict the site for use of the public in accordance with Policy HQ1 of the CBLP (2021).
4) The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF)
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers DD 22/090.1

Reason: To identify the approved plan/s and to avoid doubt.
