Conditions or Reasons for Planning Application - CB/22/04456/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) Following the installation of all plant, machinery and equipment as part of the development, a noise report shall be submitted and approved in writing by the Local Planning Authority. The noise report shall demonstrate that the external Rating Level emitted from plant, machinery or equipment at the development hereby approved is lower than the Background Sound Level to prevent any adverse impact. The assessment shall be made in accordance with BS4142:2014 at the nearest and/or most affected noise sensitive premises, with all machinery operating together at maximum capacity.
Reason: To prevent an unacceptable noise impact upon the general public and surrouding environment.
4) Prior to the first use, proprietary anti vibration isolators shall be fitted to the extract ventilation system and ducting, and any fan motors shall be design so they prevent vibration against the casing in order to be silenced. The equipment shall then be maintained as such.
Reason: To minimise the noise disruption from the proposed equipment upon the general public
5) Prior to use of the development, details shall be submitted to and approved in writing by the Local Planning Authority, of the installation, operation, and maintenance of the odour abatement equipment and extract system. Approved details shall be implemented prior to the commencement of the use and thereafter be permanently retained.
Reason: To minimise the odour impact upon the general public
6) The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF)
7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers C5303-A5-02, C5303-A5-01, C5303-BP09 A, 5303-LP-08, C5303-A5-06 A, C5303-A5-05 A.

Reason: To identify the approved plan/s and to avoid doubt.
