Conditions or Reasons for Planning Application - CB/22/04497/FULL
Conditions or Reasons:
The Central Bedfordshire Design Guide seeks to ensure the retention of adequate separation between buildings which, in the case of a two storey extension and the property boundary, should be a minimum of 1 metre. The lack of side isolation between the two-storey side extension and neighbouring 4 The Martins Drive, in combination with the scale and bulk of the extension, would result in cramped development which would detract from the character of the area, and is therefore contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Section 12 of the National Planning Policy Framework (NPPF) and the Central Bedfordshire Design Guide.
