| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those labelled on drawing number 02-05-002 I
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match those labelled on drawing number 02-05-002 I in the interests of the visual amenities of the locality and Aspley Heath Conservation Area. (Section 12 and 16, NPPF, Policy HQ1 and HE3 of the CBLP) |

No further windows or other openings shall be formed in the south elevation of the development.
Reason: To safeguard the privacy of occupiers of adjoining properties (Section 12, NPPF) |

All works to or affecting trees on or adjoining the site shall be carried out in accordance with the relevant recommendations of Tree Survey Arboricultural Impact Assessment and Method Statement dated 08/10/2022.
Reason: To safeguard the existing trees on the site in the interests of visual amenity and Conservation Area. (Sections 12 & 15 & 16, NPPF, Local Plan Policy HQ1, HE3 and EE4) |
