Conditions or Reasons:
3) Prior to development including demolition, a Tree Protection Plan and an Arboricultural Method Statement, prepared by a suitably qualified arboricultural consultant, shall be submitted to the Local Planning Authority for approval, based on the findings of a BS 5837 : 2012 Tree Survey, Tree Constraints Plan and Arboricultural Impact Assessment. The approved Tree Protection Plan and Arboricultural Method Statement shall then be implemented before the commencement of demolition, with all ground protection and/or tree protection barriers remaining securely in position throughout the entire course of demolition and construction works.
REASON
To establish an area where the designated Root Protection Area of retained trees are prevented from compaction and/or canopy damage resulting from the necessary contractor access required in the course of development works, so as to protect the designated Root Protection Area of retained trees from root damage, and thereby minimise any adverse arboricultural impact that this development would otherwise impose within its Green Belt setting.
