Conditions or Reasons for Planning Application - CB/22/04575/FULL
Conditions or Reasons:
1) The siting, scale, form and design of the proposed annexe results in a cramped and contrived form of development which is out of keeping with and detrimental to the pattern of development and the character and appearance of the street scene and area. The proposed development is therefore in conflict with planning policy HQ1 in the Central Bedfordshire Local Plan and section 12 of the National Planning Policy Framework 2021.
2) The erection of this 6.5m high proposed annexe in such close proximity to neighbouring properties, in particular numbers 1 and 2 Tythe Close and 102 Kings Road, will have an adverse impact on their amenities by way of loss of outlook and overbearing impact. This is in conflict with Policy HQ1bof the Central Bedfordshrie Local Plan (2021) and Section 12 of the NPPF (2021).
