Conditions or Reasons:
1) The proposed development, by virtue of its design, scale, siting and detailing, would be considered to form an inappropriate addition to the designated heritage asset, that would not appear to result in any heritage benefit. The proposal would therefore be contrary to Policy HQ1 and HE3 of the Central Bedfordshire Local Plan, the Central Bedfordshire Design Guide, the Planning (Listed Buildings and Conservation Areas) Act 1990 (as amended), and Sections 12 and 16 of the NPPF.
