| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF) |

The development hereby approved shall not be occupied until an Ecological Enhancement Plan for the provision of new wildlife features such as hibernacula and bird and bat boxes in buildings/structures has been submitted to and approved in writing by the local planning authority.
Reason: To secure further enhancements to benefit biodiversity in accordance with the recommendations in the submitted Ecological Impact Assessment and in accordance with policy EE2 of the Central Bedfordshire Local Plan (2021) and section 15 of the NPPF (2021). |

Prior to development (including demolition) all scheduled tree work, tree protection fencing, ground surface handling and ground protection, temporary access, demolition and associated supervision arrangements shall be carried out in strict accordance with Section 9 "Arboricultural Method Statement" - Methods 1 to 5 (inclusive), and as specified on the plan drawing "Tree Retention and Tree Protection Measures" (Drawing No. S879-J2-P2 V1) dated 19th January 2023, which form part of the supporting document "Report regarding the impact on trees of proposals for development", as prepared by John Cromar's Arboricultural Company Ltd (Report Ref. S879 J2-IA-2) dated 19th January 2023. The tree protection fencing shall then remain securely in position throughout the entire course of development works.
Reason: To ensure that all preparation works in respect of tree pruning, tree protection requirements, ground protection, temporary access and demolition are carried out in strict accordance with the Arboricultural Method Statement, prior to the commencement of demolition and construction, so as to avoid any unjustified tree felling, excessive pruning works and/or construction damage being incurred to the surrounding trees. |

Throughout the course of development, all working methodology and site supervision shall be carried out in strict accordance with Section 9 "Arboricultural Method Statement" - Methods 6 to 11 (inclusive), and as specified on the plan drawing "Tree Retention and Tree Protection Measures" (Drawing No. S879-J2-P2 V1) dated 19th January 2023, which form part of the supporting document "Report regarding the impact on trees of proposals for development", as prepared by John Cromar's Arboricultural Company Ltd (Report Ref. S879 J2-IA-2) dated 19th January 2023.
Reason: To ensure that all working methodology relating to this development conforms to the requirements of good arboricultural practice, where this has been identified in the Arboricultural Method Statement, so as to prevent damage to retained trees from ongoing development activity and construction operations. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers C-23-01-1, LPS307 1.2, LPS307-1.1 REV B, CBC-001.
Reason: To identify the approved plan/s and to avoid doubt. |
