Conditions or Reasons for Planning Application - CB/22/04647/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those specified on drawing number CB.004 Rev A.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) Prior to development, including the implementation of tree protection measures, permitted access facilitation pruning shall be carried out in strict accordance with that specified in Appendix IV "Tree Survey Records - Recommendations" of the supporting document "BS5837 Arboricultural Report and Arboricultural Impact Assessment" (Document Ref.AC.2022.594) and in accordance with Section 12 "Remedial Tree Work", of the supporting document "BS5837 Arboricultural Method Statement" (Document Ref. AC.2022.596).

Reason: To ensure that only the required tree work, as needed to facilitate access, is undertaken to the required standard, so as to avoid unnecessary or excessive tree work, or to avoid poor quality workmanship, which would be to the detriment of the character of the surrounding area.
4) Prior to the commencement of development, all tree protection barriers and ground protection shall be installed in accordance with Section 1 "Construction Exclusion Zone", Section 2 "Ground Protection Measures", Appendix 1 "Specification for Tree Protection Measures", and Appendix 3 "Ground Guard Specification" of the supporting document "BS5837 Arboricultural Method Statement" (Document Ref. AC.2022.596), and the "Tree Constraints Plan, Tree Protection Plan" (Drawing No. TPP-01 Rev A) as prepared by Arbor Culture Ltd. The tree protection barriers and ground protection shall then remain securely in position throughout the entire course of development works, unless specified otherwise in the Arboricultural Method Statement.

Reason: To protect the designated Root Protection Areas and/or canopy spread of all adjacent trees.
5) The piled foundations to be used in the construction of the extension shall adhere to the recommendations being made in Section 11 "Foundation Designs" as specified in the supporting document "BS5837 Arboricultural Method Statement" (Document Ref. AC.2022.596), and as shown on the "Tree Constraints Plan, Tree Protection Plan" (Drawing No. TPP-01 Rev A).

Reason: To minimise construction damage being incurred to the protected Lime tree, where foundation construction is being carried out within its designated Root Protection Area.
6) Throughout the course of development works, all site supervision, contractor access, contractor parking, contractor temporary structures, material storage and all specified additional precautions being highlighted, shall adhere to the recommendations being made in the supporting document "BS5837 Arboricultural Method Statement" (Document Ref. AC.2022.596), and as shown on the "Tree Constraints Plan, Tree Protection Plan" (Drawing No. TPP-01 Rev A).

Reason: To ensure that all development activity, working methodology and working operations conform to the requirements of good arboricultural practice, so as to avoid damage to adjacent trees.
7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC.001, CBC.002, CBC.003 and CBC.004 Rev A.

Reason: To identify the approved plan/s and to avoid doubt.
