Conditions or Reasons for Planning Application - CB/22/04656/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 1351/YPUK/POO5/P1 dated 9.2.2023, 1351/YPUK/P004/P1 dated 9/2/2023, 1351/YPUK/P003/P1 dated 9.2.2023, 1351/YPUK/P002/P1 dated 9.2.2023, 1351/YPUK/P001/P001 dated 9.2.2023 and 1351/YPUK/P006 dated 9.2.2023.

Reason: To identify the approved plan/s and to avoid doubt.
3) A Method Statement shall be submitted to the Local Planning Authority for written approval explaining as to how the protected tree at No. 5 The Dell will be protected throughout the works hereby approved. This shall include details as to how the uprights to the car port will avoid damage to the roots from their positioning. The use of concretes in this area also needs to be outlined. Only the approved Method Statement shall be implemented.

Reason: To safeguard the health of the neighbouring TPO'd tree.
