Conditions or Reasons for Planning Application - CB/22/04657/FULL
Conditions or Reasons:
1) The proposed extensions, by reason of their overall scale, massing and design, combined with previous extensions, would be disproportionate additions to the original dwelling, representing inappropriate development in the Green Belt and resulting in harm to the openness of the Green Belt. No factors that would amount to very special circumstances to outweigh the harm to the Green Belt by way of inappropriateness and impact upon openness have been demonstrated. As such, the proposal is contrary to Section 13 of the National Planning Policy Framework, Policy SP4 of the Central Bedfordshire Local Plan and Section 7 of the Central Bedfordshire Design Guide.
2) By reason of the combined scale, massing and poor design of the single storey side and rear extensions, the extensions would fail to appear subordinate and proportionate to the host dwelling, representing overdevelopment of the property and resulting in visual harm to the dwelling and wider designated landscape of The Chilterns Area of Outstanding Natural Beauty, contrary to Sections 12 and 15 of the National Planning Policy Framework, Policies HQ1 and EE7 of the Central Bedfordshire Local Plan and Section 7 of the Central Bedfordshire Design Guide.
