Conditions or Reasons for Planning Application - CB/22/04753/FULL

Conditions or Reasons:

1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) Prior to the commencement of development, an Arboriculture Impact Assessment and Tree Protection Method Statement which show suitable protection measures for trees both on and off site is to be submitted to and approved in writing by the Local Planning Authority. The approved details shall then be adhered to throughout the whole construction process.

Reason: To ensure no unacceptable impact upon the nearby trees.

4) Prior to the commencement of development, details of the sliding gate including running mechanism, method of operation, and materials, to be shown on a drawing at a scale of 1:50, shall be submitted to and approved in writing by the Local Planning Authority and the proposed development shall not be occupied until the gates have been erected in accordance with the approved details.

Reason: To ensure the provision of car parking clear of the public highway and in the interests of visual amenity.

5) The car parking scheme as shown on plan number 3692.22.6 Rev E shall be in place before the development is brought in to use and thereafter retained for this purpose.

Reason: To ensure the provision of car parking clear of the public highway.

6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CB.001.SLP, 3692.22.4 Rev E, 3692.22.5 Rev D and 3692.22.6 Rev E.

Reason: To identify the approved plan/s and to avoid doubt.
