Conditions or Reasons for Planning Application - CB/22/04766/PAAD
Conditions or Reasons:
1) The proposal fails to comply with the criteria of Schedule 2, Part 3, Class Q of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended). In particular the proposal fails on point (i) of Schedule 2, Part 3, Class Q as it would consist of building operations which would go above and beyond conversions works and those specified in point (i) and those reasonably necessary for the building to function as two, two storey residential dwellings.
2) The proposed development would result in the provision of a substandard shared access and fails to demonstrate that there would be adequate provision within the site for off road parking in accordance with the Council's Adopted Minimum Parking Standards. It has not therefore been sufficiently demonstrated that the proposal would not have a detrimental effect on highway safety and patterns of movement and that the development would not result in adverse highway implications.
