Conditions or Reasons for Planning Application - CB/22/04790/FULL
Conditions or Reasons:
1) The site lies within the South Bedfordshire Green Belt and the proposed extensions would, taken together with the previous extensions to this property, result in a dwelling extended to a cumulatively disproportionate degree having regard to the level of restraint appropriate within the Green Belt. The proposal therefore represents inappropriate development, harmful to the openness of the Green Belt, and contrary to Section 13 of the NPPF and Policy SP4 of the Central Bedfordshire Local Plan.
2) The proposed dormer window proposed on the west facing roof slope would, because of its size, siting and unsympathetic and incongruous design, be out of character with the existing dwelling and other similar properties in the locality harmful to the visual amenities of the street scene and of nearby residents. As such, the proposal would be contrary to Section 12 of the NPPF (2021), Policy HQ1 of the Central Bedfordshire Local Plan and Section 7 of the Central Bedfordshire Design Guide (2014).
3) The proposed dormer proposed on the west facing roof slope, by virtue of its siting, scale and design, would result in an unacceptable perception of overlooking and would therefore have a detrimental impact on the residential amenity of the dwellinghouse sited to the west of the application site. As such, the proposal would be contrary to Section 12 of the NPPF (2021), Policy HQ1 of the Central Bedfordshire Local Plan and Section 7 of the Central Bedfordshire Design Guide (2014).
